This charming house is located at the edge of the small, quiet and traditional village Akritochori. The house was built in 2006-2007 and measures 100 m² in two levels.

The upper ground floor is measuring 80 m² under a beautiful vaulted timber ceiling and consists of 2 bedrooms, bathroom and open plan living room with fire place and kitchen which has a good range of fitted cupboards and is equipped with dishwasher, oven, microwave and freezer. The living room has straight access to a spacious balcony of 20 m² which is covered by tiled pergola and enjoys breathtaking unobstructed sea views to the gulf and the sandy long beach of Finikounda, the islands Venetico, Schiza, Agia Marina, Sapienza and the olive fields of the area.

The lower ground floor is measuring 20 m². It is positioned under the balcony and accommodates the heating system while there is enough free space for storing tools and other stuff.

All rooms are equipped with air condition units. The doors and the windows (double glazed, integral insect screens) are quality hard wood except the main door which is quality PVC. The doors for the storage area are aluminum. Solar panels heat the water. The house gets heated with an excellent oil central floor heating system which is also connected with the solar panels.

The plot of 500 m² is spacious enough to create a beautiful garden with patios and swimming pool. There is a paved parking area for one car but easily could be extended and accept more cars if necessary.

The access to the house is very easy. It takes 5 minutes (4.5 km) to drive to the nearest sandy beach and 6 minutes (5.5 km) to drive to the traditional fishing village Finikounda which is surrounded by beautiful sandy beaches while the village itself has a very pretty harbour for traditional fishing boats and recreational boats. The beaches of Finikounda are served by traditionally Greek cafes and restaurants.

The traditional small town Koroni which provides a range of amenities including various shopping and food outlets, cafeterias, restaurants and fish taverns is only 17 minutes away

Also, it takes 17 minutes to drive to the seafront small historical town Methoni, an old trading port with Venetian links, evidence of which abounds in its beautiful castle beneath which lie a beach and a sheltered harbour. Methoni has doctors’ surgery, dentist, pharmacy, good local shopping, super markets, bank, post office and very good restaurants.

Pylos, 25 minutes away, is a busy small town with port and extensive marina. It has a good range of shops, restaurants, cafes and banks built around a lovely central square, shaded by ancient plane trees. It also boasts an impressive castle. There are doctors and a small hospital/health centre with good facilities and reliable staff who provide prompt emergency service.

The nearest signature golf course of (Navarino Bay) is 30 minutes away while the next signature golf course (Navarino Dunes) is 40 minutes away.

It takes 50 minutes to drive to the International Airport (KLX) and the hospital of Kalamata which is the administrative capital of the area. Kalamata has a port, large yachting marina and motorway access to ATHENS. The centre of town has been the subject of major regeneration during the past few years and offers a wide range of shopping, eating and relaxing opportunities along its main boulevard. There is a greater variety of shops here offering designer goods and some internationally known stores.
